Welcome to La Finka
La Finka is a lived-in creative homestead in Reno that works as both a shared house and an evolving community space. Two brothers bought it in 2020; it grew through the pandemic into a gathering place for friends, ideas, and projects. Today it's a home first and a cultural space second — four-five residents, 1.8 acres, a community garden, a workshop in the barn, and a lounge that hosts a monthly living-room concert.
It suits people who are self-directed and genuinely curious, who like having others around without needing to be performing, and who will treat a shared house as something to take care of rather than something to consume. The environment is creative but not chaotic, social but not relentless.
It is not a quiet, private rental. Things happen here most months. If you want a room where you can close the door and never encounter anyone, this isn't the right house — and that's worth knowing before you apply.
The Room
Bedroom A — available now
Size: ~13' x 13', plus a full 10' x 2' closet
Rent: $1,100/month + shared utilities

Bedroom A and Bedroom B are mirrors of each other. Bedroom B is currently occupied.
Other spaces — not available for rent

- Guest room — reserved for guests; doubles as an office.

How utilities work. Internet, water, and electricity are split evenly across residents — one share each. The range swings mostly on summer AC and water use. Billing is coordinated by the landlord and settled monthly.
Shared goods. Residents also share the cost of household supplies and a professional cleaner who comes 1–2 times per month. This is handled within the house rather than billed with utilities.
Parking. One vehicle spot in the driveway is included. Additional vehicles need written approval and may run ~$60/month. Vehicles must be registered and operational.
Lease & Terms
- Month-to-month room rental agreement with 4000 Plumas LLC
- 30 days' written notice to end the tenancy, either direction
- Rent due on the 1st via ACH or check; $100 late fee after 5 days
- 24 hours' notice before the landlord enters your room, except emergencies
- Immediate termination for non-payment or material breach
The first three months. We treat the opening stretch as a settling-in period, with a check-in at the end of each of the first three months — how it's going for you, how it's going for the house, anything to adjust. It's a conversation, not a probation clause: the lease is month-to-month from day one for both of us.

House Features
3,000 sq ft house plus an unfinished 1,200 sq ft basement, on 1.8 acres. The property holds surface water rights and sits on an irrigation ditch that feeds the landscape roughly May through October. A geothermal well heats the house, the pool, and the hot tub.

Culture
The house runs on a few simple ideas.
Doocracy. You can do just about anything in the community's interest without asking permission, as long as it's mostly reversible. Rearrange the furniture, start a project, fix the thing.
Say it at a 1, not a 9. If something's bothering you, raise it while it's still minor. Small friction handled early is the whole trick to living with people.
Leave it nicer than you found it. Wipe the counter, reset the space, put the tool back.
What actually happens here. A monthly Moon Boom living-room concert, a roughly monthly Ripe Ideas talk, coworking days, house dinners, and smaller gatherings as they come up. Residents aren't required to attend or help — but the house works best with people who want to, and that's honestly what we're looking for. Anyone who'd rather stay in their room during a Moon Boom is going to find the house puzzling.
A normal week is quieter than that list suggests. Several residents work from home. Most days are people cooking, working, wandering out to the garden.

House Norms

Quiet hours — 10pm to 8am on weekdays. Weekends use best judgment. Sound carries from the basement, pool, and patio.
Guests — always let the house know. Overnight guests are capped at 3 nights per month without prior approval.
Pets — no pets, sorry. We do plan on chickens.
Smoking — none indoors, of any kind. Outside only.
Chores — residents share upkeep of common spaces, the garden and plants, the pool and hot tub, and irrigation and lawns. See Agorideans - Chores.
Work exchange — residents can propose trading labor or creative work for a portion of rent, pre-approved and documented monthly. Land improvement, repairs, teaching, and community projects all qualify. Ask if you're interested.
